The community's policies in full — from waste segregation and parking to the clubhouse, pool, and pets. These are working summaries; the registered bye-laws remain the authoritative text.

General Guidelines

General Guidelines

The ground rules for living well together at SGS — courtesy to neighbours and staff, care for common property, and shared responsibility for the complex.

  • The complex is for residential purpose only — commercial or office use is prohibited.
  • Interior work is permitted 9:00 AM–6:00 PM, Monday to Saturday. No work on Sundays and public holidays; keep disruption to neighbours minimal.
  • Workers and contractors are not allowed to stay in flats or on the premises after 6:00 PM.
  • Avoid loud talking, music, and TV that disturbs neighbours. Limit visitors during odd hours and late nights.
  • Spitting or throwing anything from balconies is strictly prohibited. Smoking and alcohol in common areas are forbidden.
  • Fireworks, ammunition, and inflammable material are not allowed anywhere — flats, corridors, balconies, basements, car parks, or play areas.
  • Do not place stools, benches, or chairs near un-grilled parapets — a serious child-safety risk.
  • Balcony cleaning must not spill water to flats below; drying clothes must not curtain a lower flat's view.
  • Residents must not damage association assets, and bear full repair costs and penalties if they do.
  • Staff must display company ID cards and may not be used for personal errands. Report misconduct to the association — never threaten or abuse staff.
  • External structural changes, or interior changes affecting others, need prior association approval with one week's notice and detailed drawings.

Common-area group events (from 1 July 2019)

  • Free group activities for a common cause — yoga, aerobics, laughter clubs — are allowed without prior approval.
  • Outsiders may not attend; common areas stay shared, with no exclusive access.
  • Religious events require association permission. Notify the association if participation exceeds 20 people.
  • The association may stop any event following complaints of nuisance or hindrance.
Waste Management

Policy 02

Waste Management

SGS follows Bengaluru's court-mandated 2-bin-1-bag system. Correct segregation at source keeps collection efficient and keeps plastic out of landfill.

The 2-bin-1-bag system

  • Green bin — compostable / wet waste. No plastic liners; only a small piece of newspaper at the bottom is allowed.
  • Reusable dry-waste bag — recyclable dry waste.
  • Red bin — reject / sanitary waste. No plastic liners.
  • Mandated by the Karnataka High Court (17 Dec 2015) for every waste generator in Bengaluru.

Key rules

  • Use the standard colour-coded bins provided — personal pedal bins break easily when handled by housekeeping.
  • No plastic or 'biodegradable' plastic liners — soiled bags can't be recycled and confuse segregation.
  • Pet waste: flush where possible, otherwise wrap in newspaper into reject waste.
  • E-waste — batteries, electronics, CFLs, bulbs — goes in the separate e-waste bins near common areas.
  • Target is 100% segregation. Volunteers explain the guidelines; after three warnings, penalties apply.

No Objection Certificate (NOC)

An NOC from the association is required before several major activities. Clear all dues and notify the Property Manager at least two days in advance.

  • Purchase, sale, or transfer of a flat.
  • Renting in or out, and moving in or out.
  • Permanent construction or alteration inside your flat.
  • Performing pooja or events outside your flat.
  • Inviting a large number of guests for a party or event.
  • You cannot proceed with any of the above without approval. Contact sgspropertymanager@gmail.com at least two days beforehand, with all dues settled.
Animals & Pets

Policy 04

Animals & Pets

Pets are welcome with prior written approval. Owners are fully responsible for their pet's behaviour, cleanliness, and the comfort of neighbours.

Owner responsibilities

  • Pets are allowed only with prior written approval of the association; submit medical and vaccination details when registering.
  • Pets must be accompanied and kept on a leash at all times outside the home.
  • Train pets not to defecate in open areas; clean up immediately if it happens, carrying disposal material in common areas.
  • Any damage caused by a pet is the owner's responsibility.
  • Keep pets quiet, especially at night, and away from people who are uncomfortable with animals.
  • Maintain pet health with regular vaccinations and abide by municipal sanitary bye-laws.

Prevention of cruelty

  • Provide proper care and never subject animals to cruelty.
  • Protect pets from being teased by children or others.
  • Train dogs to stay calm around neighbours and workers, and prevent conflicts with other animals.

The charges the association levies, and how to pay them. Contact the Property Manager for current rates.

Fees & charges

  • Move-in / move-out fee (fixed).
  • Association membership fee — one-time, on first purchase of the flat from the builder.
  • Monthly maintenance fee — on a per-sq-ft basis.
  • Monthly sinking-fund fee — usually fixed, for planned expenses.
  • Clubhouse booking fee — per-day slot (caution deposit required); repeating events on a per-hour basis.

Children & Safety

Policy 06

Children & Safety

Children are welcome throughout the community — with a few rules that keep play safe for everyone and protect vehicles and glass.

  • No cycling or skating in the basement — blind curves near entry/exit points make it dangerous. Parents are responsible for any accident or damage.
  • Children should play only in the allotted areas and prescribed hours, without inconveniencing other residents.
  • The complex is not designed for cricket, hockey, baseball, or football — avoid these to protect vehicles and windows.
  • Damage from restricted games is recovered from the party involved, plus a violation penalty. CCTV around the complex monitors unacceptable behaviour.
Clubhouse & Swimming Pool

Policy 07

Clubhouse & Swimming Pool

The clubhouse and pool are shared facilities for residents and accompanied guests. Booking, conduct, and pool-safety rules keep them enjoyable for all.

Clubhouse rules

  • Facilities are for homeowners and their guests only; a homeowner or tenant must be present for the entire booking.
  • No political, religious, commercial, or outside-organisation use, and no fund-raising by individuals or outside bodies.
  • No smoking or alcohol; no pets in the clubhouse at any time.
  • The booking resident is responsible for their guests' conduct, noise, and any damage — recovered against the caution deposit or beyond.
  • No regular/standing bookings; preference goes to residents who haven't recently booked.
  • Full cooking in the kitchen is not allowed (ventilation) — warming only. Heavy DJ/lighting needs approval and may cost extra.

Booking & deposit

  • Phone the SGS office (+91-9606673005) or message the clubhouse committee chairperson; book up to six months ahead.
  • Sign the reservation agreement and pay a ₹1,000 refundable caution deposit; tenants need written delegation from the owner.
  • Deposit is refunded after inspection for damage and a signed clean-up acknowledgement. Uncleaned premises forfeit the deposit.
  • Open events (free, for all residents, non-commercial) can be booked free of cost with approval; caution deposit still applies.

Swimming pool

  • No lifeguard on duty — safety is your responsibility. Children below 10 are allowed only with a parent; unaccompanied children are refused entry.
  • Open 6:30 AM–12:30 PM and 4:00–8:30 PM daily; maintenance 1:00–4:00 PM. No use after 8:30 PM without permission.
  • Always shower before entering. No spitting, food, or diaper changes in or around the pool — use the locker rooms.
  • Proper swimwear only — no jeans, t-shirts, salwar suits, or sarees. No alcohol. No pets in the pool area.
  • Do not use the pool if unwell (cold, fever, red-eye, or any contagious condition). Report any misbehaviour to the SGS office.
External Vendors

External Vendors

External vendors may use SGS spaces for short-term marketing only with prior approval, at rates decided by the association.

  • The party hall or other parts of the premises may be used by external vendors for short-term marketing or promotion, with prior association approval.
  • Marketing campaigns or posters on the notice board or within the premises need prior approval.
  • Charges are decided by the association, whose decision is full and final; it may approve or decline any request.
Pipeline Gas

Pipeline Gas

Every home is on the reticulated piped-gas system. Independent LPG connections are not permitted, and KYC compliance protects the whole complex's supply.

  • Where the reticulated gas system is in place, independent LPG connections (HP, Indane, BPCL) are not permitted inside SGS premises.
  • Residents must declare they hold no independent LPG connection; the association files an affidavit confirming this.
  • A false declaration risks LPG being barred for the entire complex — the government cross-verifies against national databases.
  • Subsidised cylinders depend on verified KYC; without bank details in the KYC form, billing is at non-subsidised rates.
  • After verification, cylinders are supplied per the government quota (6 or 9 per year per family).
Gym Etiquette

Policy 10

Gym Etiquette

A shared community gym works when everyone is courteous with space, equipment, and noise. The basics:

  • Follow the posted gym rules; ask staff if unsure. They exist to keep residents safe and equipment intact.
  • Not suitable for children aged 0–10 — please don't bring them, for their safety and others' convenience.
  • Bring at most one guest, so machines stay free for other residents.
  • Use earphones for music; keep noise down and don't drop weights — the gym adjoins the clubhouse and homes.
  • Bring a towel, wipe down each station after use, and re-rack free weights, balls, and mats.
  • Don't hog cardio machines — cap treadmill/bike sessions at about 30 minutes.
  • If you're the last one out, switch off lights, fans, and AC, and close the door.
  • Report any misuse, damage, or equipment needing repair to management promptly.

Maintenance & Collection

The association has maintained the property since 1 November 2011. Pay monthly maintenance on time, by cheque or drop-box, correctly labelled.

  • Pay monthly maintenance by the due date, or submit post-dated cheques as communicated.
  • Make cheques payable to 'SGSAOA' or 'Suraj Ganga Socrates Apartment Owners Association'.
  • On the reverse, write owner/tenant name, flat number, contact details, month(s) covered, and email for acknowledgement.
  • Drop cheques in the box at the security gate, or post to: SGS Property Manager, #87/2 Suraj Ganga Socrates, Vajarahalli, Kanakapura Main Road, Bengaluru 560062.
  • Receipts are issued on cheque clearance. Outstanding amounts and defaulter lists are emailed and posted on block notice boards monthly.

Move-in / Move-out

Policy 12

Move-in / Move-out

Moving in or out needs 48 hours' notice, a valid NOC, and a service charge that covers the extra load on staff and common areas.

  • Notify the association at least 48 hours before the planned date and obtain an NOC by clearing all dues.
  • A ₹2,000 move-in/move-out service charge applies (waived for owners moving within their own flat).
  • No vehicle carrying household effects may enter or leave without a currently valid NOC.
  • The charge covers extra work for security, admin, and housekeeping, plus water, lift, and common-area wear — it is not a licence to cause damage.
  • Any damage, intentional or not, is charged separately. To question the charge, raise it with MC members or at the AGM / resident meetings — not with the staff, who only execute policy.
Parking & Vehicle Movement

Policy 13

Parking & Vehicle Movement

Register and sticker every vehicle, park only in your slot, and drive slowly and clockwise. Visitor vehicles are verified and parked separately.

Stickers & parking

  • Register vehicle details with security and collect stickers from the SGSAOA office on moving in.
  • Maximum per slot: one 4-wheeler sticker + one 2-wheeler sticker. Un-stickered vehicles need a logbook entry on entry/exit.
  • Park only in your assigned space; avoid unnecessary honking.

Movement & visitors

  • Speed limit is 10–15 km/h for child and pedestrian safety. Traffic flows clockwise as marked — wrong-way driving carries penalties.
  • Vehicles moving household items pay a nominal fee (Annexure-A) and undergo a security inspection.
  • Guest vehicles are verified with the host before entry and park only in visitor areas — never the basement, driveway, or residents' parking.
  • Overnight guests need advance notice to security; unauthorised entries are treated as trespassing.
